The Diagnosis

A 1982 building. Two underground septic tanks, each holding 8,000 litres, never pumped in the building's recorded history. The inlet pipe had calcified to roughly 40% of its original diameter. One tank had a cracked baffle wall — solids were bypassing the settlement chamber entirely and blocking the soakpit.

The Diagnosis

Three-outlet grease trap serving a 120-cover restaurant kitchen. Trap had not been desludged in 14 months — BMC regulation requires quarterly service for this volume of covers. The baffles were coated in 6cm of congealed fat. Outlet pipe to the municipal drain was 80% blocked. The trap was functioning as a sealed container, not a separation unit.

The Diagnosis

A newly constructed 72-unit residential tower with a 30,000L STP (Sewage Treatment Plant). The contractor had filled the tanks with water to test for leaks, but had not seeded the biological treatment chambers. The outlet quality would fail NMMC's discharge standards. Three issues: unseeded biology, an incorrectly graded inlet pipe from Block B, and a missing vent stack on Tank 2.
